Downtown Danbury’s development pattern, which includes the recent addition of several housing projects and other commercial and institutional developments, continues to demonstrate a wide mix of uses and activities that bring people downtown. In order for a Downtown such as Danbury’s to continue to attract people and activity and improve its vibrancy, it needs a mixture of these uses at higher densities and with amenities that entice residents, students, workers, and visitors alike.
Downtown Danbury has the infrastructure and services to support high-density development. This includes transportation infrastructure and transit service, sewer and water infrastructure, utility infrastructure, and City services and facilities such as Danbury Library. However, many of the areas in and surrounding the Downtown are not zoned to support residential development or have zoning regulations that limit the density of housing and other types of development below density limits that are typical of an urban downtown. This Study will identify changes that are needed to the zoning regulations to support Danbury’s vision for the Downtown as established through multiple prior planning efforts.
